The average time to build a Simmons Home is 90 days from preconstruction to final walk-through. This may vary depending on weather and if you are receiving payment assistance or going through a mortgage company. If waiting is not an option, we have several homes that are ready for a quick move in.


3. Can I customize my Simmons Home?

Though we are not custom home builders, there are a few aspects of your home that you can customize. You can choose your floor plan, elevation, brick work, trim colors, countertops, tile, and wall colors. Don't worry, you won’t be on your own, our Sales Representatives can guide you through the process. You will find a variety of samples at our models to help make building your new home a pleasant experience.


4. What should I bring to my Application Appointment with my Sales Representative?

In order to see if you qualify for a Simmons Home via your income, buyer assistance program, mortgage company, or other available programs, you need to set an Application Appointment with a Sales Representative. At this appointment, they will need to see:

1. Tax returns for the past 3 years
2. Paycheck stubs indicated year to date pay for last 30 days.
3. Valid Driver's License or picture ID, Social Security card, or LPRA card.
4. Rent Payment Receipts - Last 12 months (including landlord information).
5. Social Security Benefit Letter, if applicable.
6. Bank Statements - Last 3 (Checking/Savings)
7. Divorce Decree, if applicable.
8. Bankruptcy Papers, if applicable.
9. Profit & Loss Statement and Balance Sheet, if self-employed.
10. Credit Report Fee (amount depends on mortgage company).


5. What should I choose first, a house or a lot?

Your Sales Representative can ease your stress through the process. It tends to be easier to choose which home you like first and then move to lot selection. Different subdivision sections offer different homes and different lots hold different size homes. Therefore, it is important to know which home you desire before deciding which lot works best for you.


6. Do I need a Real Estate agent to buy a new Simmons Home?

No, you do not need a Real Estate agent to purchase a new home. Our Sales Representatives can assist you throughout the home buying process so you go into this purchase will all the knowledge required.

7. I know a Simmons Home comes with many standard options, but is it possible to get an upgrade?

Your home already includes many standard options: tile floors, marble vanities, high ceilings, brushed nickel accessories, fencing, landscape, etc, but we also provide you with some upgrades to select from. You can upgrade the brick, ceramic tile, and granite countertops, just to give you an example. All upgrade options and pricing can be reviewed with your Sales Representative.
